You decide not to tell about the chimney because you are being hired by the homeowner to clean his chimney and nothing else.

You tell the potential buyer that you will give a report on the chimney's condition to the homeowner, and that if he is interested, the potential buyer should ask to see the report before agreeing to purchase the house.

"You have to make decisions about the houses you want to go to, and you have to make sure you do your work and don't interfere with anything," says Skujins.
